Most people find a vacation rental on a big booking site. The site is easy to search, the photos are in one place and the checkout is familiar. Then, somewhere in the price breakdown, a guest service fee appears. That is usually when people start to ask whether they could book directly with the owner instead.

This guide explains, in plain terms, how those fees work, what you gain from a booking site and what you gain from booking direct. We are a host, so we have a view, but both options have real advantages.

How platform guest fees work

Many booking sites charge the guest a service fee on top of the nightly rate. It pays for the platform’s search, payment processing, customer support and marketing. The fee is usually a percentage of the booking, so it grows with the length and cost of your stay. Some sites also charge the host a separate fee, which can be built into the nightly rate.

For one example, Airbnb’s own help center says guests pay a service fee ranging from 14.1% to 16.5% of the booking subtotal, and that the fee varies by booking and may be higher or lower. Each platform sets its own fees and they change over time, so always check the full price breakdown before you pay.

What booking sites do well

Booking sites earn their fee for many travellers. They let you compare dozens of places at once, read past guest reviews, pay in one familiar checkout and, if something goes badly wrong, contact the platform’s support team. If you have never stayed somewhere before and cannot reach the owner, those protections are a fair reason to book through a platform.

What booking direct changes

How to book direct safely

Booking direct works well when you know who you are dealing with. Before you pay any host, anywhere:

• Check that the business has a real street address and phone number, and that they match the property on a map.
• Call the number and talk to a person.
• Read the house rules and cancellation terms before you pay.
• Pay through the host’s booking system or a method that gives you a receipt, never by gift card or wire to a stranger.
• Be wary of listings that copy photos from elsewhere or push you to pay off-platform after contacting you on a booking site.

Cancellations and changes

Every booking, direct or through a site, has its own cancellation terms. On a platform, those terms are set by the host within the platform’s rules, and refunds may run through the platform. When you book direct, the terms are the host’s own, and you can usually talk them through with a person before you commit. Either way, read the policy before you pay, and ask about anything unclear, such as what happens if a flight is cancelled or a storm affects your dates.

Reviews and trust

One honest advantage of booking sites is the review history attached to every listing. When you book direct, look for other ways to build trust: a real address you can see on a map, a phone number that a person answers, clear house rules and real photos of the property. Comparing the two prices

If you found us on a booking site, the fairest comparison is the full total for the same dates and the same unit: the nightly rate, taxes and every fee, side by side. Then weigh what each option gives you. For some travellers, the platform’s reviews and support are worth the fee. For others, especially families and long-stay guests, a direct line to the host and no platform fee matters more.

When to call before you book
